Prince William reveals massive £500m stake: Set to help all of England

The prince has started a massive investment, set på expand over the next 10 years.

Royal estates are not usually associated with property flips, renewable energy targets and large-scale affordable housing schemes. Prince William, however, appears determined to drag one of Britain’s oldest institutions firmly into the modern era — even if that means selling off sizeable chunks of royal land along the way.

Fresh reports from the UK and The Times suggest the Prince of Wales is preparing a dramatic overhaul of the Duchy of Cornwall, the vast private estate that has financially supported heirs to the throne since the 14th century.

William reportedly preparing major land sell-off

According to reports from The Times, Prince William plans to sell roughly 20 percent of the Duchy of Cornwall estate over the next decade.

Money generated from the sales is expected to be redirected toward housing developments, environmental recovery projects and renewable energy expansion across several parts of England.

Cornwall, Dartmoor, the Isles of Scilly, Bath and areas of south London are reportedly among the locations expected to benefit from the investment strategy.

William inherited control of the Duchy after King Charles became monarch, gaining responsibility for an estate that generates more than £20 million annually for the heir to the throne.

Affordable housing at the centre

Large parts of the reported £500 million investment plan would focus on affordable housing.

Internal projections reportedly suggest the duchy could help unlock between 10,000 and 12,000 homes before 2040.

Plans are also believed to include major funding for housing developments in Cornwall, Kennington and the Isles of Scilly — regions where property prices and housing shortages have become growing political headaches.

Meanwhile, investment into workplaces and local infrastructure is also expected to play a role in the broader strategy.

Renewable energy and environmental projects

Beyond housing, Prince William is reportedly pushing for a significant environmental expansion inside the duchy.

Goals allegedly include building up to 100 megawatts of renewable energy capacity while increasing support for conservation and land recovery programs.

Environmental issues have become one of William’s most visible priorities in recent years, particularly through projects tied to climate initiatives and sustainable development.

Tenant farms already affected

Changes inside the duchy are already underway.

Reports earlier this year revealed the estate had begun selling several tenant farms located on the Bradninch estate in Devon.

According to duchy officials, farmers were offered opportunities to purchase land under favorable terms compared to normal market conditions.

Executives overseeing the estate claim most tenants have shown interest in taking ownership of their farms.

Ancient estate facing modern pressures

Founded in 1337 by King Edward III, the Duchy of Cornwall was originally designed to provide financial independence for the heir to the British throne.

Nearly 700 years later, Prince William now appears eager to reshape the institution around housing shortages, sustainability and economic development rather than simply maintaining vast stretches of inherited land.

Royal watchers say the strategy reflects a broader attempt to modernize the monarchy’s image while still preserving one of Britain’s oldest royal assets.
